My Friday SOI Success Story

I had a little SOI* fun yesterday. Didn't mean to, just worked out that way.

I have a rental property in Denver that needs ... well... a renter. I no longer live in Denver, so it's kinda for rentinconvenient for me to show the place. But I don't want a property manager, don't need one. I just need someone reliable and presentable to talk to pre-screened applicants on the phone, make (and keep) appointments, open a lockbox, hand over an application and lock up.

I couldn't think of a soul who might want the job.

So, I get the bright idea ask my SOI for help. BINGO! I was flooded with offers. My email inbox ding-ding-dinged and my phone started ringing off the hook (more on that below).

Apparently my SOI got the message out! Most of the people who wrote or called were NOT in my SOI; they were people my SOI knew. See where I'm going with this.....???

Now, granted, I wasn't trying to drum up business; I was offering to PAY someone to help me out. But literally within one hour, my SOI came to the rescue. And took a HUGE load off my mind.

Am I saying that you should bludgeon your SOI with pleas for business and referrals? Of course not. Do that, and I guarantee you'll be disappointed with the results. But when you need help - outside of begging for business - your SOI (if properly nurtured) will come thru for you.

Imagine if I were an active real estate agent, how many valuable contacts I'd have made with this little project? 

Anyway, people ask me all the time HOW they should "respectfully" communicate with their SOI. This is just one example. For the record, I sent out 126 emails and got at least 30 responses (and counting). Not a bad ROI!

One additional observation... Some respondents called me, some emailed. I feel the strongest sense of "loyalty" and even obligation to those who called me. Just something to think about when you're responding to your own web prospects

I"m screening the applicants right now. Such nice people. I have the best SOI...

We tend to forget how powerful our SOI is at times. Hope you get a great renter---fast!!!

I'm just learning that my SOI is extremely valueable.  I just started to reconnect with them in late August and I am starting to get referrals.  I haven't asked them directly.  I just keep in contact with them by mail, phone and newsletter. I don't know why it took me so long to learn this.

That's fantastic!!  I realize the jury's still out on realtors having other jobs, but my 'other co-workers' keep asking me how my real estate career is coming along.  I've already had a couple of them ask me for info on selling their house.  And all I had to do was put it in the employee newsletter -- "Guess what Sue in the office did on HER summer vacation??"  : )

We don't need to ask...we just need to 'be there'.

That point about your greater sense of connection and obligation to those who called you rather than just emailed you really struck me!  I had never thought about it from that point of view.  I deal with internet leads constantly, and I really have to force myself to pick up the phone to follow up.  I do it even though I really don't want to.  More than half the time the phone number is bad.  However, when I do actually get through to a live human being and we talk, it's usually a great experience and I feel like I've really developed a connection with someone.  I obviously can't compare that with just sending out a pre-formulated email!

Sue - I'm impressed! But, as you know, I can't wait til you can leave that silly job and do what you are SO good at.

Sharon - I know! I've always been an emailer, but am just learning the power of voice2voice. Seems kinda obvious, doesn't it?

Adele - Good for you. It's so rewarding once it really gets rolling. And really really realy easy.

Thanks Keisha - yeah, it was easy to get HELP, hopefully the renter comes easily too. I hear the rental market is pretty strong these days, so my fingers are crossed.

Jennifer, you really are the SOI queen, so allow me to pick your head. How did you get out to your sphere of influence that you had a need? You got an amazing response it sounds like. Did you drum up some business as well?

I'll send you a copy of the email I sent out. I used Constant Contact, but didn't make it fancy or anything - just a simple email. I did not drum up any business, but did connect and reconnect with people I hadn't had any communication with in a while. I also talked to daughters, husbands and friends of my SOI AND now have a great opportunity to thank everyone who sent me referrals!

J-Dawg - Had my first physical in ten years. I am morbidly obese. I am on South Beach diet and my not live until November. But damn, I do dream of pizza nightly.

Somehow I think I need to do a better job at staying in the fore front of my SOI - not to pesture for more business, but to build the relationships. It's tough right now when I only have 30 minutes to an hour between feedings. But I am still chucking along......... My to-do list is a mile long right now.

As always, a well tended SOI leads to results.  Simply put, most people want to be helpful and most people get a warm-fuzzy when they can help someone else ... that is why real estat from an SOI point of view works so well.

Could we even keep the graphics? I think they lalery convey the danger of flooding and would be easily recognisable as the flood warning system because it is blue. I also like the fact you have an extreme level.
